Location
This site is located on Pepperhill Road, just off Moss Lane East (B5219), the busy through-route between the Higher Education Area and Hospitals and Trafford and Chorlton. The site is close to Princess Road and directly opposite AMEC's proposed £40 million Hulme High Street development; a 23,250 m2 district shopping centre anchored by the new ASDA supermarket and offering a wide range of shops, a 'traditional' Market Hall, and the Moss Side Leisure Centre. Princess Road offers excellent access to the City Centre, Manchester International Airport and the extensive motorway network.
Immediately to the South, the Alexandra Park Estate has been radically remodelled using £30 million of regeneration funding to produce a community where people are now queuing up to live.
Birley Fields to the north of the High Street, will be Manchester's premier Business and Technology Park, where negotiations are underway with Manchester Science Park, a call-centre operator and an international hotel group.
Description
The site, which is triangular in shape, has a 60 metre frontage to Pepperhll Road and a return frontage to Quinney Crescent which gives it prominence opposite the proposed Hulme High Street. The site is level and clear, but has not been reclaimed.
Potential uses
There is no site-specific designation in the Manchester Plan. However, it is viewed as suitable for a range of uses which could include offices, commercial, residential or retail. Development should contribute to the diversity of uses in the area.
Tenure
The land is offered on a single 125 year interest at a peppercorn rent, and will incorporate covenants to develop within an agreed timescale in accordance with previously approved plans, elevations etc.
Development Issues
The City Council requires all future developments in Moss Side to accord with the principles expressed in its "Guide to Development in Manchester". In this respect, a high quality development is sought which recognises the strategic inportance of Moss Lane East. The development should be suitably urban in design and form, its massing and detailing relevant to its position on Moss Lane East and the residential properties behind.
LANDSCAPING
Developments should cater for the retention of existing trees where possible and where appropriate, internal courtyards, squares and streets should incorporate new or existing trees. A high standard of landscaping will be expected in all instances.
DISABLED ACCESS
